Dilapidation Report

A dilapidation report is a document that assesses the condition of a property before any construction or renovation work begins, with the intention of accurately identifying and documenting any existing damage or defects. 

 

The report is typically prepared by a professional, such as a Building Consultant, who has expertise in the construction industry. The report will usually include a detailed description of the property's condition, including photographs and diagrams, and may identify any areas of concern or potential damage that could be caused by future construction or renovation work.

The purpose of a dilapidation report is to provide an established record of the property's condition at a given point in time, before any changes are made, which can be crucially useful in the event of a dispute or claim arising from any damage caused during construction.

 

In particular, the dilapidation report becomes the of upmost importance in the event an insurance claim is raised on the subject property, as the report provides an accurate ‘statement in time’ of the property condition, (which cannot be revisited after an affecting event has occurred)

 

A further side benefit of a the dilapidation report is its informative information to and when a Registered Valuer has been engage to provide a valuation of the property.
